This Place needs No Introduction. 😅 For some Reason it recently exploded in Popularity in Social Media and is the Latest Hottest Eatery by many Singaporeans visiting JB. 😅 Its so Popular, they even opened a Branch in Singapore right at Bugis despite our Sky-High Rentals. 💵 Extremely Brave of them to do so. 😅 At its heart, this is a Modern Kopitiam Franchise. There are many of such in JB and Oriental Kopi itself has several Branches. This Particular one in JB City Square however is possibly the Most 火爆 among them. 💥




This is one of the Earliest Eatery that opens before City Square Mall Official Opening Time of 10.00am. 👍 Although the Official Timing shows that they're open at 9.00am, they're actually Open for Business at 8.00am. 👍 And it seems that not many people are aware of this as there were Zero Queues at that time. 🤔




I myself also only knew it opened at 8.00am when I decided to visit it earlier. Lucky! 😅Just look at the Photos I've taken to see the Stark Contrast between coming here at 8.00am and 9.00am / 10.00am. 😳 This is possibly the Most Popular Eatery in City Square Mall by far.
Interior of the Place
For a Modern Kopitiam Franchise, it takes up a Very Big Area at the Basement. Nicely Renovated and Cleanly Maintained. 👍 There is a Delicious Baked Aroma of Egg Tart wafting about 😋 and because CNY was around the corner when I visited, the Background Music they play here are your Typical CNY Songs. 🎵🎶 The Staffs looks like Mainly Myanmmar Folks who are Friendly, Poilte and mostly keep to themselves.

One Prominent Thing they proudly showcase on their Wall are the 2 Official Signed Documents of their Records of both "Most Egg Tarts Sold" and "Thickest Egg Tarts" by the Malaysia Book of Records. 🤔
I thought this was Pretty Interesting. Never knew there is a Record Tracking for Egg Tarts of all things. 😅
I ordered their 3 Most Popular Food Items here collectively known in their Menu as:
"華陽三寶" (The 3 Treasures of Oriental Kopi)
They are namely:
Oriental Kopi (Their Signature Coffee)
Egg Tarts (Both Original and Belgian Chocolate)
Oriental Polo Bun
It took 2 Mins for the Egg Tarts, 4 Mins for the Kopi and Amusingly 12 Mins for the Polo Bun which I will explain later why the delay. 😅
301 华阳咖啡 Oriental Kopi (No Sugar, Small, Hot) = RM6.50
Unfortunately this had abit of a Minor Spill when the Staff served this up to me. 🤔 Despite being called a "Small" in the Menu, this came in quite a Large Cup actually. ☕ It had a Noticeably Milky Creamy Taste but I felt the Kopi Strength is Rather Weak. 🤔
In fact it was so Weak, I thought it couldn't even match the Coffee Strength of Hailam Kopitiam Express at JB Sentral which I thought was already Very Average. 😅 For an Item proudly proclaimed as a 華陽三寶, I'm not impressed with this Kopi Quality. 🤔 I'm sorry but I feel that in terms of Kopi Strength, this Coffee is Below Average compared to a Regular Kopi sold at our Singapore Kopitiam. There is Nothing Special at all about this. 🤔
501 华阳招牌酥皮蛋挞 Oriental Egg Tart (2 Pieces) = RM10.80
Now THIS is Good. 👍 These resemble more of a Portugese Egg Tart variety with a Torched Caramelization on Top. They are Thick and Big Sized and are Quite Heavy. The Outer Crust on this Egg Tart is Super Delicate and Flaky. 😋 Malaysia Book of Records lists the Crust as having 128 Layers and while I obviously didn't count each of them, the Folds that I do see looked Impressive. 👍

It had a Very 酥脆 Light and Flaky Bite Texture. 😋 This Crust Quality comes very Close and perhaps Comparable to the Famous Macau Magaret E Nata Bakery that I had previously in Macau. 🤔
The Custardy Egg Filling within were still Boiling Hot despite sitting for 12 mins while waiting for my Polo Bun. 🔥 Not at all Eggy, the Amount of Filling is Generous. 👍 It has a Creamy Buttery Melt in Mouth Texture and I like that its Not Overly Sweet. 😋 Both the Super Flaky Crust and Creamy Hot Egg Filling worked together very well to make this a Very Good Egg Tart. 👍



551 比利时巧克力蛋挞 Belgian Chocolate Egg Tart (2 Pieces) = RM12.80
This Belgian Chocolate Version has a Similar Taste Profile albeit in a Slightly Darker Coloured. 🤔 Same Super Flaky Crust and Boiling Hot Egg Filling but this time there is a Small Layer of Confectionary Dark Chocolate Cream right at the Bottom Layer. 🍫



This Chocolate Cream is not Super Sweet and while there are not alot of them, I thought they have just enough of it to give a Noticeable Chocolatey Hit to the Egg Tart. 😋 The Impact that this Chocolate Cream made is Significant. It is not just 意思意思 put for fun. Because of its Presence, these 2 Different Variations taste Completely Different. 👍 I actually prefer this Chocolate Version more because of this Choco Cream. 😋 Hahaha but one thing lah, because this Egg Tart Crust is so Flaky, be prepared to have it Flake all over your Table when you eat this. 😅 Messy, but Shiok.
502 华阳冰火菠萝包 Oriental Polo Bun = RM7.90
This one took 12 Mins to serve up because there was abit of a Goof Up. So apparently they forgot my Order and I had to remind them. 🤔 Although Forgetting Orders is a Common Issue, this was quite Alarming because it wasn't Crowded at all with only 3 Customers at 8.00am. 🤔 If they can forget my Order when there were Empty and Zero Crowds, I can imagine it would be much worse if it were to be Crowded later. 🤔
Anyway, the Dish itself is Uniquely Served "Deconstructed Style". Other than the Polo Bun itself, there are 2 Thick Slabs of Butter 🧈 and a Small Vial of Sweet Condensed Milk. Very Unique Way of presenting Polo Bun, this is the 1st Time I've seen it done this way. 🤔



🧈 Butter
In their Menu, apparently its some French Butter. Served Cold, there are 2 Thick Slabs of it. I particularly liked that they are served with some Ice Cold Water to help retain their Shape and not Melt too much. 👍 I love this Attention to Detail. This is not something you see often in Modern Kopitiam Franchises.


I'm not a Butter Connoiseur myself, but I thought the Butter has a Light and Delicate Taste. 😋 There is No Overly Oily Taste and I think its Unsalted because there are Very Little to No Salt in them. This is Decent Quality Butter, and it is Butter, not Margarine. 👍
🥛 Condensed Milk
Nothing Particularly Special about this Condensed Milk, its Sweet as how you'd expect.
I think they give about 1 Tablespoonful of it in the Small Vial. 🥄
🍞 Polo Bun
"Polo" means "Pineapple" in Cantonese 🍍 and this is Originally a Hong Kong Cha Chaan Teng Food Item. Despite its Pineapple Name, it has nothing to do with an Actual Pineapple. 😅 The Name is a Reference to how the Bun itself kind of? Sort of? Looks like a Pineapple? 😅
The Outer Crust of the Bun has a Nice Soft Crunch. It has a Delightful Biscuity Taste and is Slightly Sweet. 😋 The Inside of the Bun is Plain Tasting, Soft and Fluffy. 😋 Compared to other Polo Buns I've eaten, this is Quite a Large One and its not the Tall Type, but abit more Flatter.


Even when I slather only Butter in the Bun and nothing else, it is already Very Satisfying to Eat. 😋🧈 Combination of the Biscuity Soft Crunch of the Outer Crust combined with the Soft Pillowy Bread mixed with the Light Creamy Soft Butter makes this a Winning Combo. 👍


As I'm watching my Sugar Intake, I cannot eat the Condensed Milk but I still drizzled a Wee Bit to try. 😅 Biting into it this time added a Solid Sweet Hit to the Already Creamy Soft Bun Mix and Greatly Enhances the Taste. ♥️ If you are able to add Condensed Milk, I do recommend to do so.

Conclusion and Closing Thoughts
At RM6.50 (S$2.00) for the Oriental Kopi, I'd say don't bother. 👎 Not sure if I was unlucky that day or what, but the Kopi Strength was so Weak!
How can this be considered as a "華陽三寶"? 😅
Ugghhh! This tastes so Below Average! 👎
At RM10.80 (S$3.30) for their Oriental Egg Tart and RM12.80 (S$3.90) for the Belgian Chocolate Variation, I feel these are worth the price. 👍 The Super Light and Flaky Crust is really the Star of the Show and this is Comparable in Quality to the Ones I had in Macau. 😋
Egg Tarts are a Common Food Item in Modern Kopitiams such as these and I'm impressed they made a Good Tasting One. 👍 That said, because they only sell the Egg Tarts at a Minimum of 2 Pieces, Solo Diners might not be able to finish them as they are Quite Heavy. 😅 I had to Dapao them myself. They lost alot of the Quality when they're Colder. 🤔 So eat these Fresh where possible.
At RM7.90 (S$2.50) for the Polo Bun, this was an Acceptable Price although they were significantly more expensive compared to Pacific Kopi Polo Buns which were RM5.50 (S$1.70). 🤔 Although to be fair, this Oriental Kopi Branch is in a Mall so the Higher Price is understandable.
I do prefer this Oriental's Polo Bun because of its Customizability and the Attention to Detail they showed when serving the Butter Slabs in Cold Water. 👍 My Main Concern is how they could forget my Order even when there were only 3 Customers that time. 🙄 Major Red Flag. 🚩 So if you are coming here when they are Crowded, I'd expect alot more Mistakes to be committed. 🤔 Such a Pity. 🤔
Overall I can still recommend this place, but it is not something I would queue hours for. 😅 If you really want to give Oriental Kopi a try, you don't hve to only come here as they have Multiple Branches all over JB where the Queue is not as insane as this Particular Branch in JB City Square.If you really die die must come here to their City Square Branch though, remember to reach here early at 8.00am on a Weekday where there are Zero Queues. 👍 Good Luck! 😅 Have you eaten from this Eatery in JB City Square Mall?
