This place was not easy to find. Not because the location is incorrect on Google Maps, but because they removed the Signboard for their Shop! Hahaha so I was wandering around the place wondering if the Location on Google Maps is wrong (which it may sometimes happen.) Update: They have since put up a Brand New Signboard.

Protip: Google Maps Location is Correct. This place is near to the Petron Petrol Station. Check my photo to see how the place actually looks like from the Outside.

This is actually a Kopitiam and I was quite surprised that there was a Queue even on a Thursday at 8.00am. Not a Super Long Queue, but still a Queue. Love the Big Bamboo Steam Baskets they have right in front loaded with a literal Buffet of Dim Sum Dishes for you to choose. It all looks so Appetizing 开味! When you're here, go ahead and pick the Dim Sum Dishes you want and go in and take your seat. They will serve the Dim Sums to your table later.

烧卖 (Siew Mai) = RM3.00

I LOVE the Unique Beautiful Wrinkly Skin for their version of Siew Mai! Its White in Colour, a little different from the Traditional Yellow. The Skin is very Thin and doesn't taste Doughy at all. Meat within is Juicy and Bouncy, but the thing that impressed me is the Super Thin Skin for this Siew Mai. Worth to Try.

水晶胶 (Crystal Dumplings) = RM3.00

Beautifully Wrapped, the Skin really does look like a Beautiful Translucent Crystal. Unfortunately, I felt the Skin is much Thicker and has a more Doughy Taste. The Meat Filling seems to be the same used in their Siew Mais but the portion felt lesser for this one. Don't like the Skin for this. I feel you can skip this one.

糯米鸡 (Lor Mai Gai) = RM3.60

This is of course Glutinous Rice with Chicken. Definitely does not taste like the Typical Food Court Factory Types we have in Singapore. The Amount of Braised Meat given is Very Generous.
The Familiar taste of Lor Mai Gai is Prominent, but not at all Overpowering with a Slight Sesame Oil Aftertaste. Rice is Soft and the Meat is Nicely Braised, although do take note the Meat may have Bones. First time encounter Bones in a Lor Mai Gai. Their presence made me think that this is likely Handmade in Store. This is a Very Nice Quality Lor Mai Gai.

叉烧包 (Char Siew Bao) = RM1.80

This has to be the Biggest Char Siew Bao I have ever eaten! Just look at how Big it almost covers my Whole Palm! I even had to re-check with them if I was wrongly given a 肉包 instead of 叉烧包 but they confirmed that their 叉烧包 really are this Big Sized.
Dough was Fluffy, Airy and Pillowy. Not the best Char Siew Bao Dough i've eaten, but is still acceptable. The Fillings however isn't the Typical Sweet Type, it tastes more like Braised 卤水 Char Siew which was abit unusual for a Char Siew Bao. Not bad tasting, although I prefer the Sweet Type.

Conclusion and Closing Thoughts

Overall, this isn't Restaurant Standard Dim Sum, more like Kopitiam Standard Dim Sum, which it is. But Everything for RM11.40 (S$3.50) is Absolutely Worth the Money to Try.
Portions are reasonable and filling. I can recommend this place if you would like to try a very affordable Dim Sum Breakfast thats very near to CIQ. But do come early, because if there is a (Small) Queue even on a Weekday, I can't imagine how jialat it would be on a Weekend!
